How to Tell If You Have Hail Damage to Your Roof

As the hail storms and tornados have swept through Dallas Ft Worth region, and the rest of the United States, many homeowners are left with damage to their homes.  If you have hail damage, the first step you will want to take is to contact your insurance agent of your homeowners insurance.  They will help you file a claim to have a specialist come out and determine the next course of action to repair the damage. 

Also, many homeowners insurance policy's will cover personal property that is damaged from a hail storm.  Or expenses incured while the repair work is being completed such as hotel room fees. Your insurance agent can tell you more about your coverage and get you started.

Obtaining a Mortgage Pre-Approval

Mortgage Pre-Approval: Your Most Important Phone Call

Purchasing your first home (or second or third) is an exciting decision.  But, before you jump the gun, be sure to make a phone call to one of the most important allies during the home buying process: your mortgage loan officer. During this phone call or office visit, the loan officer will pre-qualify you for a home loan. 

There are two different initial processes with a loan officer: pre qualify and pre approval.  To be pre-qualified, you are providing basic, overview information on your current situation, credit, income,etc.  To be pre-approved you will submit documentation showing your assets.It is important to contact a mortgage loan officer first so you know what you will qualify for in terms of a home loan.  This gives your Realtor a guideline of the best houses to show you.  

Just like finding a real estate agent that meets your needs, you will want to work with a loan officer that is working for your best interest. Ask your real estate agent for suggestions or friends and family for referrals.  Be sure to choose a mortgage loan officer that you know will work with you to get you the best loan package possible and who is available to answer your questions.

In N Out Burger - Allen, Texas

In N Out Burger opened its first locations East of Arizona this week. There is now a In N Out Burger Frisco, TX and In N Out Burger Allen TX.  

The In N Out Burger in Allen had customers waiting up to two hour for its famous burger.  Some going so far as to camp out on Tuesday night to be one of the first in line.  Friday morning, there were still drive thru lines around the building and down the street.

Home Maintenance Tips for Spring

Even with the 40 degree temperatures and thunderstorms rolling through, its time to look towards spring weather! This winter your house went through several days of harsh winter storms, ice, and hail.  As the weather starts to warm up its a great time to make sure your house is in its best condition for the spring and summer months.  A few tips:

Interior

• Replace your furnace filter - A dirty filter can increase your energy bill!
• Clean the kitchen exhaust hood and air filter
• Have a professional air conditioning contractor inspect and maintain your system as recommended by the manufacturer. Including: tightening/changing the belts, lubricating fans and motors, calibrating the thermostat, etc.
• Check your water heater- If it is gas make sure there are no leaks, also check for rusting or leaking around the edges
• Clean clothes dryer exhaust duct, damper, and space under the dryer
• Inspect and clean dust from the covers of your smoke and carbon monoxide alarms

Exterior

• Check for damage to your roof - Checking for missing/cracked/broken shingles, pools of water
• Repair all cracked, broken or uneven driveways and walks to help provide a level walking surface
• Check the shutoff valve at each plumbing fixture to make sure they function
